ALMER Opens MXN 500 Million R744 Cold Storage Hub in Monterrey

Mexican logistics and inventory-services company ALMER has inaugurated ALMER Frigorífico Monterrey, a new temperature-controlled distribution center intended to expand cold chain capacity in northern Mexico.

The company invested more than MXN 500 million in the project. It is ALMER’s second refrigerated distribution center in Mexico, following its existing operation in Guadalajara.

The facility occupies a 15,000-square-meter site and includes approximately 9,000 square meters of constructed space. Em volta 6,500 square meters are dedicated to temperature-controlled operations. The property also contains a maneuvering yard of more than 4,000 square meters and 12 docas de carga. It has received Mexico’s Tipo Inspección Federal, or TIF, certificação.

Its low-temperature capacity includes four freezer chambers operating at −20°C, with combined capacity approaching 15,000 posições de armazenamento. A separate dual-purpose chamber can operate in either refrigerated or frozen mode, giving ALMER flexibility to support different customer and product profiles.

The site uses a warehouse management system for inventory control and traceability, together with continuous monitoring of temperature and pressure. ALMER also reported using German technology in the refrigeration equipment, painéis isolados, doors and automation processes.

One of the most important engineering choices is the exclusive use of carbon dioxide, or R744, as the refrigeration medium. ALMER said this decision was based on safety, efficiency and environmental considerations and enabled the company to develop the urban Monterrey facility without using ammonia as the refrigerant.

The facility is designed to operate as a multi-customer temperature-controlled logistics platform rather than a basic freezer building.

Products arriving at the site can be checked against shipment documents, assigned to the correct temperature zone and entered into the WMS. The digital record can connect each receipt with its owner, lot or batch, quantidade, storage location and outbound order.

This relationship between the physical pallet and the digital inventory record is essential in a high-throughput cold store. If a refrigeration alarm or quality issue occurs, operators need to determine which products were present in the affected chamber, how long they were exposed and where they were subsequently shipped.

The four −20°C chambers provide dedicated frozen capacity, while the dual-purpose chamber gives ALMER the option to adapt part of the facility to chilled or frozen demand.

That flexibility can be commercially valuable when customer volumes change seasonally. A food producer may require additional frozen capacity during a production peak, while another customer may need refrigerated space for meat, laticínio, ingredients or other chilled inventory.

Changing the operating profile of a chamber should still be managed through a controlled procedure. The operator needs to consider pull-down time, compatibilidade do produto, condensação, limpeza, sensor settings and the possibility that one customer’s inventory remains inside while the zone is being reconfigured.

A truck waiting outside the building or a pallet staged for too long near an open door can create product exposure even when the main cold room remains within specification. The WMS and continuous monitoring systems can help coordinate those activities, but digital visibility does not replace physical operating controls.

The R744 system is also part of a broader resource-efficiency strategy.

ALMER said the refrigeration design avoids permanent water consumption associated with cooling towers, an important consideration in a region that has faced water-availability constraints. The company also plans to install solar panels capable of supplying approximately 30% of the refrigeration demand, with the remaining 70% expected to come through cogeneration arrangements.

These energy measures are planned components of the operating model. Their final contribution should be evaluated using measured electricity generation, refrigeration load, seasonal performance and facility throughput after implementation.

Mexico’s demand for temperature-controlled infrastructure is growing faster than the supply of modern refrigerated capacity in many regions.

T21 reported that Mexico has approximately 15 million cubic meters of refrigerated storage, compared with about 130 million cubic meters in the United States. The figures are an industry comparison rather than a direct measure of unmet demand, but they illustrate the scale difference between the two markets.

The Monterrey project adds capacity in an important industrial and consumption region while combining low-temperature storage, digital inventory control and more environmentally focused refrigeration technology.

Para fabricantes de alimentos, the site can provide an alternative to building and operating dedicated freezer infrastructure. Outsourced cold storage converts part of the fixed capital requirement into a logistics service while allowing the producer to add or reduce capacity as demand changes.

For retailers and foodservice distributors, regional storage can improve inventory positioning. Frozen or chilled products can be held closer to customers, potentially reducing replenishment time and dependence on long-distance emergency transfers.

The dual-purpose chamber is particularly relevant in a market where demand profiles are not static. Operators increasingly need buildings that can support more than one temperature condition without reconstructing the entire facility.

The project also demonstrates how energy and water availability are influencing cold-store design.

Industrial refrigeration is a continuous load. In a hot climate, external temperatures can increase the amount of heat that the system must remove. Ao mesmo tempo, water or electricity constraints can reduce the practicality of conventional infrastructure choices.

ALMER’s combination of R744 refrigeration, reduced cooling-tower water dependence, planned solar generation and cogeneration reflects an attempt to address those constraints within the facility design.

The Monterrey site is part of a wider expansion strategy. ALMER reports that its Guadalajara temperature-controlled facility is operating close to full occupancy. It is constructing another facility in Tultitlán with approximately 23,000 positions and is evaluating projects in Mérida, Cancún, Tijuana and Ciudad Juárez. The company aims to operate at least six major temperature-controlled centers by 2030.

Potential users should evaluate more than the available number of positions. Qualification should include the supported temperature zones, receiving limits, monitoring system, energia de reserva, alarm-response procedures, sanitation controls and ability to handle the relevant product category.

TIF certification is important for applicable animal-origin food operations, but customers should still confirm whether their specific products and handling processes fall within the facility’s approved scope.

For cold chain 3PLs, the project shows that customers increasingly expect integrated services.

For solar and energy-management companies, refrigeration offers a substantial but variable electrical load.

The strongest projects will coordinate solar generation, cogeneration, refrigeration demand, defrost cycles and warehouse operations rather than treating each energy source independently.

A temperature alarm becomes more actionable when the platform can immediately identify the affected chamber, paletes, clientes, lots and outbound orders.

Carriers should maintain pre-trip inspection, trailer cleanliness, pré-resfriamento, setpoint verification, fuel or power continuity and access to trip temperature records. The cold store cannot preserve an unbroken chain if the transport leg arrives outside the agreed condition.

ALMER Frigorífico Monterrey combines physical capacity, rastreabilidade digital, flexible temperature zones, natural-refrigerant technology and planned energy diversification. Its long-term value will depend on whether these systems deliver stable temperatures, efficient product flow and reliable service under real operating conditions.
